Buying a home is one of the biggest financial decisions you’ll ever make. Preparing your documents early can make your mortgage application smoother, reduce unnecessary delays and help your Mortgage Adviser progress your application more efficiently.
While finding the right property is exciting, many mortgage applications are delayed simply because important documents are missing or incomplete. Having your paperwork ready before you apply allows your Mortgage Adviser to assess your circumstances quickly, identify suitable lenders and submit your application with confidence.
Why Are Documents So Important?
Every mortgage lender needs to verify your identity, income, affordability and the source of your deposit before making a lending decision. Providing the required documents at the right time helps avoid unnecessary delays and allows your mortgage application to progress more efficiently.
Documents You’ll Usually Need at the Decision in Principle (DIP) Stage
Before arranging your Decision in Principle (DIP), your Mortgage Adviser will normally ask you to provide:
- Proof of identity (such as your passport or driving licence)
- Immigration Share Code (where applicable)
- Credit reports
- Latest three months’ bank statements
- Employed applicants: Latest three months’ payslips (or 13 weeks’ payslips if paid weekly) and your latest P60
- Self-employed applicants: Latest two years’ Tax Calculations and corresponding Tax Year Overviews
These documents help your Mortgage Adviser assess affordability and identify mortgage lenders that best suit your circumstances.
Documents Needed for the Full Mortgage Application
Once your offer on a property has been accepted and you’re ready to submit your full mortgage application, you’ll normally need:
- Latest three months’ payslips
- Memorandum of Sale
- Evidence of your deposit
Depending on your circumstances or the lender’s requirements, additional documents may also be requested during the mortgage application process.
Providing Evidence of Your Deposit
Mortgage lenders are required to verify the source of your deposit as part of their lending and anti-money laundering checks.
If your deposit comes from your own savings, you’ll normally be asked to provide your latest six months’ bank statements. This helps the lender understand how your savings have accumulated and verify the source of your funds.
Using a Gifted Deposit?
Many homebuyers receive financial support from parents or close family members in the form of a gifted deposit. If part or all of your deposit is a gift, lenders will normally require:
- The donor’s proof of identity
- A signed Gift Letter
- The donor’s bank statements
- Evidence showing the original source of the gifted funds
For example, if the gift comes from the sale of gold, investments or another asset, supporting evidence may also be required to demonstrate where the money originated.
Why Do Lenders Ask About the Source of Funds?
Mortgage lenders have a legal responsibility to verify the source of any money used as a property deposit. A large amount appearing in your bank account is not always enough on its own. Supporting documents may be required to confirm where those funds came from before they can be accepted as part of your mortgage application.
